General
Tours are complimentary. All guests 18 and older will need to present a valid government issued photo ID before touring.
Appointments are encouraged so we can reserve time just for you, but walk-ins are welcome. If our team is assisting other residents or on the property, a sign on the door will share our expected return time.
Our leasing team is available in the office during business hours and the office is located just outside the gated entrance.
You may apply online through our website by selecting Apply Now and choosing the floor plan you prefer. If you need assistance, our team is happy to email you a direct application link through RentCafe.
Application screening times vary and typically take two to seven business days.
The application fee is $65 per applicant. Once approved, a $175 reservation fee is due and will be applied to your move-in charges. We do not require a traditional security deposit. A one-time Lease Technology and Services fee of $125 or $250 may apply based on screening results.
Take photos of your home at move-in, pay rent and utilities on time, and let us know right away if you need maintenance assistance. Caring for your apartment and communicating with the office helps create a positive living experience.
Rent can be paid online through the resident portal or the RentCafe app. We also partner with Flex, which allows eligible residents to divide rent into two payments. Please contact the office for details.

At Audubon Park, residents pay a $25 monthly community fee and a $5 monthly gate fee. These fees help care for the shared spaces, services, and security features that keep the community well-maintained.
Yes. We require $100,000 in liability coverage. We partner with ResidentShield for optional coverage, but you may choose any provider.
Utilities are not included in rent.
Electric service is through DEMCO and billed directly by the provider. Trash and pest control are billed to your resident account and paid with rent. There is no gas service on the property.
Service is available through Cox or AT&T Fiber. After approval, a community representative can assist with setup.
Yes. When a current resident refers a new resident, a referral credit is applied 30 days after the move-in. Ask the office for current details.
Lease terms range from six to fifteen months. Pricing varies by term. We do not offer discounts for prepayment, but you may prepay for your convenience.
Audubon Park does not require a security deposit.
Subletting is not permitted at Audubon Park.
A 60-day written notice and a $2,000 lease termination fee are required. Military service members with qualifying orders are accommodated in accordance with the Service Members Civil Relief Act.
Our shortest lease term at Audubon Park is six months.
Yes. Corporate leases for unfurnished homes are available. All occupants must complete screening, though they may not be required to sign the lease or hold financial responsibility.
Quiet hours are from 10:00 PM to 8:00 AM. Amenity use is included with residency, and large gatherings in common areas are not permitted.
Amenities
Audubon Park residents enjoy a 24-hour gym with free weights, a pool with poolside lounge, a pet park, playground, business center, bike racks, and a car wash station. The community also features package receiving, attached garages on select homes, on-site management, and a courtesy officer.
Apartment homes include a washer and dryer, large walk-in closets, patios or balconies, stainless steel appliances, granite countertops, hardwood style flooring, tile kitchen backslashes, adjustable shelving, USB outlet ports, and motion sensor LED lighting. Homes feature nine-foot ceilings, custom lighting, and 24-hour maintenance support.
The pool and deck areas are open daily from 10:00 AM to 10:00 PM.
Parking is provided at no additional charge and is not assigned. Select homes include attached garages.
A washer and dryer are included in every apartment and are located near the kitchen.
Kitchens include a stainless dishwasher, self-cleaning oven, refrigerator with ice maker, microwave, and garbage disposal. A washer and dryer are also included.
Furnished apartments are not offered at Audubon Park. There are local providers who offer furniture rental with delivery and setup that our team can help you with.
Packages are delivered to Parcel Pending lockers. You will receive a text or email with a secure code to retrieve your delivery.
The fitness center is open 24 hours a day.
The fitness center includes free weights, cardio equipment, and cable machines.
Pet Policy
Yes. Audubon Park is a pet friendly community.
One pet requires a $450 one-time fee. Two pets require a $700 one-time fee. Pet rent is $25 per month for one pet and $50 for two pets. An annual pet screening fee of $24.95 applies. A maximum of two pets is allowed.
The community does not have breed restrictions; however, animals must not display aggressive behavior. Exotic or poisonous animals are not permitted, including reptiles, ferrets, skunks, raccoons, squirrels, piranhas, rabbits, or large birds.
Yes. An on-site pet park provides space for off-leash play and socialization.

The nearest cross street is Old Scenic Highway near Mount Pleasant-Zachary Road.
Public transportation is not within immediate walking distance of the community.
Walk-On’s Sports Bistreaux and other dining and shopping options are located within a short drive.
The community is near Cooper Mill Elementary, Zachary Elementary, Northwestern Middle, and Zachary High School.
Audubon Park offers a dog park onsite, but there is also Raising Cane’s Dog Park at Zachary Community Park which is approximately a six-minute drive from the community.
Several cycling routes are located in the surrounding area, though most are shared roadways rather than dedicated trails.
Nearby shopping includes Rouses Market, ALDI, and Walmart Supercenter, all within minutes of the community.
CC’s Coffee House on Old Scenic Highway is a nearby option for coffee and café selections.
Maintenance
Each home is professionally cleaned, inspected, and refreshed painting prior to move-in.
Yes. On-site maintenance is available at Audubon Park.

After a request is submitted, you may receive a call or text to gather details. Our team addresses requests promptly, and the office is available if further assistance is needed.
You do not need to be home. Our team can complete service with proper notice.Â
Call the office and select Courtesy Officer when prompted. A $50 lockout fee may apply.
Residents may personalize their home as long as no damage occurs. Small nail holes are generally acceptable. Painting or large anchors may result in charges at move-out.
